Phoenix actually involves.

Phoenix proper is the least uniform place we work. Arcadia sits on flood irrigation and mature citrus, which fundamentally constrains what can be built and where. Ahwatukee is built against South Mountain with real grade and hillside considerations. The Biltmore corridor carries high design expectations and older, established landscapes.

The single most important Phoenix-specific factor is flood irrigation. Where a property is on an irrigation schedule, the yard is deliberately flooded several inches deep on a rotation — and that is completely incompatible with a conventional artificial turf or paver installation unless the design accounts for it from the start.

What's different
about Phoenix.

Arcadia Flood Irrigation

Arcadia and parts of central Phoenix hold flood irrigation rights, and the yard is intentionally flooded on a rotation. That is incompatible with a standard turf or paver install — water needs somewhere to go and berms need to stay intact. Either we design around the irrigated zones and keep the citrus alive, or you formally relinquish the allotment. Both are valid; the wrong answer is building as though the water is not coming.

Ahwatukee Slope

Built against South Mountain, Ahwatukee lots carry genuine grade and hillside drainage considerations. Usable flat space is created by retaining and terracing, and monsoon runoff arriving from uphill has to be routed around the house rather than collected against it. Design starts with where the water comes from, not where the patio goes.

Established Landscapes

Arcadia and Biltmore properties frequently have mature landscapes worth preserving — citrus groves, established olive and ficus, lawns that have been there for decades. The work is integration rather than replacement, and it demands restraint. Removing a sixty-year-old grapefruit tree to square up a patio is a trade almost nobody is happy with afterward.

Phoenix permits gas and electrical runs, retaining walls above the height threshold, and attached or solid-roof structures. Hillside properties in Ahwatukee carry additional grading and drainage review. Where flood irrigation rights exist, changes affecting the delivery or the berms involve the irrigation district separately from the city.
