Landscaping & Hardscaping in Chandler, AZ — local contractor, ROC #355506.
Chandler splits into three very different build problems depending on whether you are in Ocotillo, Sun Lakes, or the older grid north of Chandler Boulevard.
What building in
Chandler actually involves.
Chandler is the second city we work in most, and it is less uniform than people expect. South Chandler around Ocotillo and Fulton Ranch is lake-adjacent and newer, with drainage rules that genuinely constrain design. Sun Lakes is a 55-plus community with its own review culture and a strong preference for low-maintenance builds. North of Chandler Boulevard the housing stock is older, smaller-lotted, and usually a demo project.
The lake communities are the ones that catch contractors out. When a yard drains toward a community lake or a shared retention basin, what you are allowed to send that direction is regulated, and adding a large impermeable paver field without addressing runoff is the kind of thing that gets flagged after the fact.
What's different
about Chandler.
Lake Community Drainage
Ocotillo and Fulton Ranch back onto engineered lakes and retention basins, and the community controls what reaches them. Converting a large area of yard to impermeable hardscape changes runoff volume. We handle this with permeable paver systems or on-lot retention rather than quietly increasing what leaves your property — which is both the compliant answer and the one that does not put your neighbor's yard under water.
Sun Lakes Review Culture
Sun Lakes runs an active architectural committee with specific expectations around height, visibility, and material palette, and the community's priorities skew heavily toward low-maintenance and quiet construction. We schedule work in Sun Lakes to respect posted hours and design toward genuinely zero-maintenance material choices, because that is what actually passes review there.
Clay Pockets North of the Boulevard
Older north Chandler has expansive clay pockets rather than the caliche that dominates Gilbert. Clay swells when wet and shrinks when dry, which is exactly the cycle that cracks slabs and heaves flatwork. It is the strongest argument for a flexible paver field over poured concrete, and it means base depth here is not a place to economize.
Permits &
approvals.
Chandler requires permits for gas and electrical runs to outdoor kitchens, retaining walls above the height threshold, and solid-roof or attached shade structures. In the lake communities, the community association review can be more restrictive than the city requirement, particularly on anything affecting drainage. We run both tracks in parallel.
